Rental conditions:
General
The apartment can be rented for a minimum period of 5 nights. Arrival every day between 17:00 and 21:00, departure every day between 10:00 and 12:00. If this does not fit with your flight, an exception can be made.
Towels for the kitchen and bathroom are provided on site, as well as bed linen. Towels for the pool and/or beach are to be provided by the tenant.
Reservation
The calendar indicated above is indicative and should always be checked with the landlord. For this purpose, the tenant sends an email to info@manilvahills.es
If the desired period is available, the tenant will be asked to pay the deposit and provide his/her postal address, telephone number and a copy of his/her identity card.
The advance payment amounts to 30% of the total rental amount and must be paid to the landlord within 5 days after the landlord has transferred the claim to the tenant.
The reservation is only final once the deposit has been paid and the copy of the tenant’s identity card is in the possession of the landlord. If the landlord has not received the deposit and the copy of the identity card 10 days after sending the claim, the desired period will be reopened to other potential tenants and the initial tenant will be informed of this.
Balance and identity of tenants
The landlord will send a claim by email 10 weeks before the start of the rental period with the remaining amount to be paid. This balance must be paid no later than 8 weeks before the start of the rental period. At the same time, copies of the identity cards of all tenants will be requested, no later than 8 weeks before the start of the rental period. In Spain, heavy fines are imposed for not correctly communicating the identity of residents. If incorrect or incomplete information is communicated to the landlord in this regard, all costs in the event of fines will be borne by the tenant.
If the landlord has not received the balance within 20 days after sending this claim, the desired period will be reopened to other potential tenants. In that case, the advance payment already made will not be refunded to the tenant. The same applies if the identity of the residents was not provided in time.
Guarantee
In addition to the stated rental amounts, a deposit of € 400 is provided which will be added to the balance. After the rental period, the apartment and its contents will be subject to an inspection. If damage and/or theft is found, the amount of € 400 will not be refunded or will be partially refunded depending on the extent of the damage and/or theft. If the damage and/or theft proves to be greater than the value of € 400, an official complaint will be filed with the police.
Water and electricity consumption
The costs for water and electricity consumption are included in the stated rental amounts. We do ask you to use water and electricity in an ecological way.
End of rent
At the end of the rental period, the tenant must put all used kitchen utensils in the dishwasher and start it. The necessary dishwasher tablets are available in the apartment. The dishwasher will be emptied by the person who comes to clean the apartment after the end of the rental period.
Pets
No pets are allowed in the apartment.
Smoking
Smoking is not allowed, neither in the apartment nor on the terrace or in the garden.
- WIFI
The WIFI code is given upon arrival at the apartment. By using the WIFI the tenant agrees that he will only use it for legal purposes.
Practical information
Before arrival, the tenant will be provided with a list of practical information about the use of the apartment.
- Annulation
If the tenant wishes to cancel before the balance has been paid, 50% of the deposit will be refunded.
If the tenant wishes to cancel after the balance and guarantee have been paid, 50% of the deposit, 50% of the balance and 100% of the guarantee will be refunded.
Conditions apply
Only the landlord’s rental conditions apply. By paying a claim, the tenant agrees to the landlord’s rental conditions.
